The Landmarks Preservation Commission unanimously voted on May 2 to approve the undulating glass residential building designed by William Pedersen for The Hines Development Co. for a parking lot site across from Jackson Square Park.
The approval came two weeks after the commission asked the architect to modify plans for the project at 122 Greenwich Ave. at the intersection of W. 13th St. and Eighth Ave.
One change involves a windowless side of the project that looms 120 feet above a two-story building on W. 14th St. Instead of plain brick, the will include a metal skin from the second floor to a setback at 75 feet and brick from there to the top of the project.
Another change calls for a rounded corner where the project meets the Art Deco former Transit power station on 13th St.
Landmarks commissioners said the changes were just what they had in mind when they called for changes two weeks ago. The building “adds to the diversity of the historic district,” said one commissioner.
The project will also require approval by the Board of Standards and Appeals for a variance to exceed height limits by 8 feet to allow for high ceilings for ground-floor retail
