D.O.B. to E. 3rd St. half-dorm: Show lease in 30 days, or else

Jennifer Givner, a Department of Buildings spokesperson, last week said D.O.B. has given the developer of a new building planned at 81 E. Third St. a 30-day extension to present a lease for a tenant for the building’s community-use space.

The building — next to the Hell’s Angels clubhouse — is planned at 13 stories, six stories for dormitory use by a local university topped by seven stories of residential apartments. Under the community-facilities zoning allowance, a developer is allowed to add increased bulk to a building. However, in order to have building plans approved, the developer must have a lease in place for the community-facilities space.

Givner said that if the developer doesn’t show any sign of a good-faith effort or progress in getting a tenant for the space, D.O.B. can revoke the building permit. Previously, D.O.B. had given the developer a letter asking them to produce a lease within 10 days.
