The Zipper building’s design was also “undone” a bit during the City Council negotiations. The above-grade bulk of the block-long building, planned for Mercer St. between Houston and Bleecker Sts., was reduced by about 9 percent. This was done to provide more light and air to residents living in two buildings at or near the northeast corner of Mercer and Bleecker Sts., across the street from the Zipper. Yet, it would be a stretch to say this was the Zipper’s “undoing,” since the project will still contain nearly 1 million square feet of space.
