Billed as “the Lower East Side’s first luxury doorman condo,” a 16-story building called Blue is planned on Ratner’s restaurant’s forming parking lot at 105 Norfolk St. Blue is the first residential project by Bernard Tschumi, Columbia University’s former dean of architecture. The 32-aparment building’s exterior is meant to resemble “a perfectly cut azure gemstone.” Estimated to cost $17 million, Blue is being developed by Angelo Cosentini and John Carson. Its one- and two-bedroom apartments and duplex penthouse range in price from $745,000 to $3.95 million. Apartments are being designed with bamboo floors, stone floor baths and glass tiles, each offering floor-to-ceiling views, and Blue will have a walk-in cooler for Fresh Direct deliveries.
