BY YANNIC RACK | Chelsea residents can lay claim to occupying a prime piece of real estate, having landed on a Top 10 list of New York City’s priciest neighborhoods.

A new report by the real estate website StreetEasy proves that the West Side enclave remains one of the most desirable areas in the city, measured by the median price per square foot.

The study found that West Chelsea (the area west of Ninth Ave., btw. W. 14th & W. 30th Sts.) commands a whopping $1,893 per square foot, putting it in seventh place on a list of New York’s most expensive neighborhoods.

Expanded to include all of Chelsea, reaching east to Sixth Ave., the median price drops to $1,719 per square foot — still ninth place overall, after such top-tier neighborhoods as Central Park South (first place, at $2,521), Tribeca (second, at $2,018) and Nolita (third, at $2,005).

At around $1,750 per square foot, this $2.2 million two-bedroom condo on W. 28th St. falls squarely into the median price range for apartments in the neighborhood. Photo courtesy of Stribling via StreetEasy.

The top 20 areas were all located in Manhattan, except for Dumbo, in Brooklyn, which placed 18th between the Upper West Side and the Financial District.

Some of the more “down-to-earth” neighborhoods in Manhattan, according to the report, include the Lower East Side ($999) and Sutton Place ($957).
